General Policy

HOUSE RULES

  • Smoking is not allowed. This applies to the entire property, both inside and outside. Smoking inside the apartment will result in a €300 fee. This covers the additional work needed to clean the linen, furniture, curtains and so on. Compensation due to damage caused by smoking is based on the value of the items when new. For instance, even minor damage to the seating area on the terrace caused by cigarette butts can lead to completely replacing the furniture, costing around €1400 or more.
  • No parties or organised gathering are allowed.
  • Please be quiet between 23:00 and 07:00. The police can intervene against anyone who produces neighbourhood noise between 23:00 and 07:00. Fines and sanctions from the police are the guest´s responsibility.
  • No "guests of guests" or visitors are allowed day or night. Only the number of people present in the booking are allowed to stay. This applies to the entire property, including the roof terrace.
  • No pets allowed. Breaking this rule will cost you up to €100 for pets without fur and €300 for pets with fur. This is to cover the extra costs due to additional cleaning.
  • Please respect our neighbours. In Portugal, it is common courtesy to say hello to any people you meet, including people you do not know.
  • Do not use outdoor shoes inside the apartment.
  • You must read and accept the complete list of House Rules and read our House Book on arrival available in the apartment.

GENERAL ACCOMMODATION RULES

  • The person booking the stay must be at least 23 years of age, accountable, competent and not in any form of guardianship. The person is hereafter referred to as the "Booker".
  • The "Group" is defined as the people included in the booking during the registration period.
  • The "Host" refers to the owner of the property or a person designated by the owner who shall represent the owner´s interests in connection with the rental of the property.
  • The accommodation has an age limit of 23 - 70 years for the Booker. The lower limit is with regard to the Host´s neighbours and property since most young people enjoy partying. The Host may make exceptions upon request. The upper age limit is as a result of a previous guests´ experience. The property has stairs between the apartment and the roof terrace, and the road outside is a steep hill. The location is only suitable for people in good physical condition. If anyone in the Group is over the age of 70 and can guarantee that steps and steep back roads will not be a problem and will also ensure that they will not give the Host a bad review for this, the Group is still welcome.
  • The Booker is the person in contact with the Host and financially responsible for the Group´s actions during the stay. Any damage to property or furniture must be fully compensated.
  • The number of people within the Group cannot be changed after the booking without the Host´s written consent. An additional fee may apply.
  • Individuals in the Group are criminally responsible for their actions before, during and after their stay, and shall keep the Host out of any notification and any legal action by the Group and/or third parties.
  • This policy is subject to change without further notice.

Cancellation Policy

These cancellation policies are valid only when booking from this website. When booking from other booking channels like Booking.com and Airbnb, there are different policies.

FREE cancellation

  • You can cancel free of charge within 24 hours after you placed the reservation. Free cancellation means that we only charge you the card processing fee of 3% and a €20 administration fee.

Partially refundable

  • You´ll be charged 10% of the total price if you cancel after reservation prior to 15 days before arrival.
  • You´ll be charged the total price if you cancel 15 days or less before arrival or fail to show up on the specified arrival date.
  • The refund will be transferred by wire to your bank account.
  • Sorry, we do not refund based on your or the Group´s medical issues, or any kind of strikes, problems with your travel, flight cancellations, personal or family issues, change in plans, illness or any other reason. We suggest you procure travel insurance that can cover such events.

Why is there a cancellation fee?

  • When a period is booked, no other guests can reserve the same or part of the reserved period. If a reservation is cancelled near the date of check-in, chances are that we will not be able to bring in new guests for the period being cancelled.
  • Hotels and resorts have many more rental units than us, and are therefore far more flexible and can accept cancellations right up to check-in day. Many hotels and resorts can overbook to take into account future cancellations. With only two apartments for rent we do not have such flexibility, and cancellations are therefore a bigger challenge for us.
  • Rental prices are reduced to encourage bookings to cover vacant periods, and therefore, we will still lose budgeted revenues even if we manage to replenish for periods that were cancelled at short notice. The longer it is between the cancellation time until the cancelled stay, the greater the chance of reducing our loss. The cost of cancellation reflects this.
  • We understand and respect that guests´ plans may change, but if you only reserve to "see how it goes" or as a backup solution, you will incur a real loss when you cancel later. Canceling may of course be because of unforeseen events, and we recommend that you have travel insurance to cover this.

Voucher / Coupons

As an alternative to a refund, we can offer a full value voucher that you can use later, next year or whenever you want.

  • Vouchers can be used to pay for bookings here on our website only.
  • Vouchers have the full value of what you paid, with no cancellation fee.
  • Vouchers are valid for two years (24 months) from the date of issue.
  • Vouchers cannot be exchanged for money.
